When repairs still pay off
If the damage sits in a few areas and the rest of the lot is solid, repair it. We cut out failed areas, tack the base and rebuild them with new hot mix asphalt, compacted level.
Then fill the cracks, seal the lot and restripe. In that order, the new lines go on fresh sealer and the repairs stay watertight.

When it is time to repave
When failures are everywhere, patching stops paying off. If the base is sound, a mill and overlay grinds off the top and puts down a new surface.
If the ground underneath is soft, we remove the old asphalt, compact the subgrade, install 21A crushed stone and pave 3 or 4 inches of hot mix in two compacted lifts.

Large lots can be repaved in sections, so your business stays open. See our commercial maintenance programs.
3 questions to ask before you pay for either
- Is the base sound? Ask the contractor to show you where it has failed, not just where the surface looks bad.
- How much of the lot needs work now? A written plan should mark what to fix this year and what can wait.
- Can the work be phased? Sections keep entrances and stalls open while crews work.

Parking lot repair vs repave: common questions
How do I know if my parking lot needs repair or replacement?
Repair it when the damage is in a few spots and the rest is solid. Replace it when cracks and failures run across the lot or the base underneath is soft or sinking.
How much does it cost to repave a parking lot?
In 2025 and 2026, a full remove and replace ran $5.95 to $7.77 per square foot, and a mill and overlay ran $6.50 to $8.00 per square foot. Base rebuilds are quoted separately.
How much does parking lot patch repair cost?
Commercial patch repairs ran $10 to $20 per square foot in 2026. Potholes ran $125 to $300 each, and infrared repairs $175 to $450 each.
What is a mill and overlay?
We grind off the worn top layer and pave a new surface on the existing base. It works when the base is still sound.
Can you keep my lot open during the work?
Yes. We can phase the work in sections so entrances and parking stay open.
